What a proper aircon deep clean includes

A standard residential split system deep clean (one head unit):

  1. Power off and lockout
  2. Strip front panel, remove filters
  3. Cover wall with protective tarp
  4. Foam wash the evaporator coil with antibacterial antimould treatment
  5. Pressure wash with controlled-pressure water (won’t bend the aluminium fins)
  6. Clean the blower wheel – this is where most musty smell comes from
  7. Flush and treat the drain tray and condensate line
  8. Antibacterial fog through the unit
  9. Re-clean filters (we replace them on request, $35 per filter)
  10. Sanitise external case
  11. Run dry cycle
  12. Verify temperature drop and refrigerant pressures

Time: 1.5-2 hours per head. Multi-head systems get a per-head clean.

Why split systems grow mould in Brisbane

Brisbane’s summer humidity is 60-80% on most days. Air conditioners pull warm humid air across a cold evaporator coil – the moisture condenses on the coil, drains away, but some always lingers. Combine that with dust from the air (which is mostly skin cells, food particles, fabric fibres) and you have a perfect mould food source.

If you can smell your aircon, the smell IS mould. The biofilm has reached a level where it is releasing spores into the room every time the unit runs. Cleaning the filter does not fix this – the mould lives on the coil and inside the blower wheel, behind the filter.

  • Residential multi-head whole-home system: 12 months
  • Residential ducted system: 12 months (returns clean, filter replace)
  • Commercial (cafe, restaurant, retail): 6 months – grease and food particles compound mould growth
  • Commercial (office): 12 months
  • Healthcare and child care: 6 months minimum

Booking a regular yearly clean costs less than a single mould-related call later (when the unit needs deep clean + filter replacement + drain line clearing).

Repair vs replace decision

If we open up the unit and find:

  • Corroded coil – usually means the unit is 8+ years old. We will tell you frankly if a clean is worth it vs replacement.
  • Failed blower motor – sometimes economical to repair on premium brands (Daikin, Mitsubishi), rarely on entry-level brands.
  • Refrigerant leak – quoted separately. If a leak is found we recover the refrigerant, repair, recharge, re-test under ARCtick procedures.
  • Major mould infestation in the drain line – we clear and treat, sometimes requires drain line replacement.

We will give you the honest call. If a $385 deep clean fixes the unit for another two summers, great. If the unit has corroded itself out and a clean is throwing money at a dying compressor, we will say so and quote a replacement instead.
